  • You purchase the new home direct from us.
  • The lot remains part of the park and you pay a monthly rental fee for it.  Lots range from $400-550 per month.
  • The lot fee includes all maintenance like snow clearing and lawn care.  It also includes the use of the clubhouse and hot tub area.
Community Centre & Clubhouse

At the entrance of Prairie Oaks, a community centre and outdoor spa is built and ready for your use.

The facilities will be made available to the residents of the community for birthday parties, family get-togethers or community block parties – whatever the occasion dictates.

An outside hot tub, and BBQ area with patio and fire pits will be designed on the South side of the centre.

An outdoor pool, protected from the elements on three sides, an indoor and outdoor hot tub, barbeque area with patio and fire pits will be designed on the South side of the centre.

The Centre will be 5,760 s.f. It will house the administration office, mailboxes, an exercise room, a meeting room, kitchen facilities and a large open space for community activities. A woodworking shop is being seriously considered.

A Phase 2 expansion to the clubhouse will further include a private meeting room and a large outdoor pool. We anticipate that this will be built in the 5th year of development.

Walking Paths

With over 1.25 kms of walking paths that center around the centralized pond, taking a stroll has never been easier.

Hot Tub / Pool

Make sure to enjoy the large covered outdoor hot tub and the outdoor pool, conveniently located beside the clubhouse and gym.

Picnic Area

Central picnic areas allow residents spaces to gather in the community and to spend time outdoors.

Pickle Ball Courts

A combination between badminton and tennis has made this North America’s fastest-growing sport and it will also be a part of this community. We have conveniently located the court right next to the clubhouse.

Mitchell offers the residents a gas bar, convenience store, indoor and outdoor rinks, elementary and middle schools K-8, auto sales and repairs, religious services, park and picnic areas, walking paths, and ball diamonds.

Prairie Oaks is only 7 minutes from Steinbach, which has a hospital, a variety of grocery stores, and a booming business community. Steinbach also offers a variety of local shops providing you with the opportunity to support local vendors!

Conveniently, you are only 35 minutes away from Winnipeg, the capital of Manitoba. This offers you the chance to take in various historic sites, as well as all the amenities that come along with being the largest city in Manitoba!

FAQ

How does ownership work?

You own the home but lease the lot from us.

What about property tax?

The home has a title and you will pay property tax on it. Since the land is not part of the tax bill the yearly taxes will be very reasonable.

Can I rent the home?

Yes, there will be some rentals available in limited numbers. See our salespeople (Mike or Paul) for more info.

Who built the homes?

After looking at many builders, we teamed up with Triple M Housing. They built us a home which blew us away with it’s quality.  These homes are built in a factory under perfect conditions and the quality control that comes with that is amazing. If you are ever in Lethbridge we could arrange a tour which would not disappoint.

Do I have any maintenance?

The lot lease includes snow clearing (including your driveway), grass cutting, general park maintenance, and upkeep of the clubhouse.

Kids?

This is an adult-oriented community and children under 18 cannot reside permanently.  They may come to visit and can stay for up to 2 weeks.

How about the clubhouse?

You can use it at your discretion.  There will be an onsite property manager to help with the coordination of this space. You can book it for a private function like a birthday or family gathering. We anticipate figuring this out as we go, so this will be a work in progress.

What about pets?

You can have up to 2 furry friends. Sorry, no animal husbandry all you chicken lovers.

Can I do some landscaping or a garden?

Yes, you can, and we encourage it but any additional landscaping requires you to maintain it.

Can I have a dog run?

Yes, but it will need to follow our design.

What about fencing?

Fencing can be an issue for grass cutting and maintenance. We haven’t made any firm decisions on this yet.

Can I sell my home?

Yes, you can sell it just like any other home. A new lease will be signed with the new owner.
